Why is foundation repair so expensive—and what do people actually pay?
Short answer: Because the fix is engineered, labor-intensive, and priced by scope. Typical U.S. foundation repairs run roughly $2,250–$8,600 (average around $5,400).
In South Louisiana and Mississippi, with our older homes, challenging soils, and brutal climate, some repairs can be under $10,000 if caught early—but in our experience, most average closer to $13,000–$20,000. Don’t let generic Google searches mislead you about what to expect here.

Do you give free estimates?
Answer:
If you call for an estimate, that’s exactly what you’ll get—someone eyeballing your house and tossing out a price to win the job. In foundation work, that approach is dangerous. Every home is different, every soil condition is different, and “ballpark” numbers often lead to either overselling repairs you don’t need or underbuilding solutions that won’t last.
We don’t do “free estimates.” We do evaluations, and if you OWN your HOME and it’s not for sale we will do the evaluation for FREE. An evaluation means we measure, document, and analyze what’s really happening with your foundation. If you don’t have a problem that needs immediate attention, we’ll be the first to tell you so. If you do, we’ll give you a clear explanation of why, and what your options are.
That difference matters. An estimate is a sales pitch. An evaluation is professional advice. When it comes to the safety and stability of your home, you deserve more than guesswork, scribbled numbers on a paper and a handshake.
Can I wait a year to ‘see if it gets worse’—or is that a bad idea?
Short answer: Waiting can raise costs. The risk isn’t “settlement” in general—it’s differential settlement (one part of the house moving more than another). That’s what cracks finishes, stresses framing, and can damage plumbing.
Why costs grow when you wait:
If you truly want to monitor: We’ll document elevations now, recommend drainage/other pro active measures you can take, and recheck on a schedule. But if we’re already seeing active differential movement, we’ll advise if stabilizing the affected sides now makes sense to cap your exposure.
We might sell soon—fix it or sell ‘as-is’?
Short answer: If the house needs stabilization, professional repair with a transferable warranty often protects (and sometimes improves) marketability versus disclosing an unresolved structural issue. Some sellers still choose “as-is” with a price concession. Transparency is required either way.

Will homeowners insurance cover this?
Short answer: Usually no for settling/soil movement (wear and tear/excluded perils). Policies may cover sudden, accidental events (e.g., certain water discharge, vehicle impact), while flood and earth movement need separate coverage/endorsements. Always check your policy and endorsements (e.g., sewer backup).
Pro tip: If you’re under-insured relative to replacement value (the “80% rule”), even covered claims can be prorated. Talk to your agent.
I’ve been told to get three bids, but they’re all different—how do I know which one to trust?
Answer:
Getting three bids can make sense for things like painting or roofing, where the scope is clear. But with foundation repair, if you don’t know the actual cause and required fix, three contractor opinions often just leave you confused. Each company may recommend different methods, depths, or pier counts—not because they’re wrong, but because they’re diagnosing the problem through their own lens.
The most reliable path is to start with an independent structural engineer’s report. For a fee (typically $650–$900), you’ll get an unbiased, written analysis of what your home truly needs. That report becomes the roadmap: then, when you gather contractor bids, you’re comparing apples to apples on the same defined scope—rather than three different interpretations of the problem.
It’s an upfront investment, but it can save you thousands in unnecessary or mismatched repairs—and give you peace of mind that you’re choosing based on facts, not sales pitches. Or you can just trust us.. we are good either way, but please don’t use total price alone as your guiding light. 🙂

How long will repairs take? Do we have to move out? What about my yard?
Short answer: . Most families remain in the home, though it’s noisy and some doors may be inoperable during leveling depending on the scope of work.. Expect localized excavation and restoration especially if you have a slab foundation where tunneling is required. We do our best to refill holes, patch concrete etc. Plants can be moved and saved with assistance from the homeowner.(ask us for more details during your evaluation, before we start work.
Do you offer a lifetime warranty?

The problem with “lifetime warranties” is simple: whose lifetime are we talking about? The company’s? Yours? The house’s? We see ads that claim coverage for the “lifetime of the house”—but what does that even mean? Homes change owners, companies fold or rebrand, and suddenly that big “lifetime” promise vanishes.
We don’t play that game. Yes, we offer warranty coverage, but it’s built on something real—a warranty backed by a licensed, insured company that plans to be here long-term. And we view warranties as a two-way street: we’ll stand behind our work, and you commit to basic upkeep (like drainage) so the repairs can perform as intended.
At the end of the day, we’d rather give you a strong, straightforward warranty you can count on than dangle a “lifetime” one that was never designed to outlast the sales pitch.
